A: The valuation opinion will be based on Market Value. It should be noted that the determination of value is not based on the home inspection alone, but also upon reliable information from notable market transactions.

 The valuer will analyze these transactions and compare it to the subject property being valued. Owing to the nature of property, adjustments may be made accordingly to derive an opinion in value.

 Some determining factors usually include: market trends, the location of the property, statutory recommendations, condition and size of the building, size of the land and other notable facts about the property.
