What is property management?

This is administration of both the physical facility and financial management of a property to achieve the objectives of the property owners by generating income for the owners, and preserving or increasing the value of an investment property.

Why do I need a property manager?

Having a property manager provides you the owner with a qualified facility manager who has the knowledge and experience to handle all the aspects of this job and allows you to avoid personal involvement with the daily administration of the property.

What are some of the ‘areas’ PPM handles?

The property manager must anticipate and identify the needs of the property/owner and respond to those needs in a timely, effective and cost efficient manner.  Services include collecting rents and paying of all bills, providing monthly account statements, planning all preventative maintenance and overseeing all emergency maintenance issues and handling tenant queries.

What are the terms of your property management agreement?

Terra Caribbean has a detailed agreement that is of benefit to both property owners and Terra Caribbean.  A draft agreement is always sent with proposals for client’s perusal, and this is tailored to the specific property.

What are your fees?

Fees are a flat monthly charge and can vary by size, features and different requirements of the property. This charge can be given after an initial site inspection of the property and a discussion with owners to assess their specific needs. Each property is different and unique, and our fees are structured to reflect the required services.

Is there a startup fee?

There is no start up fee; however, a deposit is required to be maintained for settlement of all charges related to the property.

Do you deal with contractors and guest concerns?

Terra Caribbean has a broad base of resources and will respond to all tenant calls relating to maintenance, and coordinate timely completion at a quality standard. We facilitate hassle free maintenance to both tenants and property owner.

How do you make sure the tenant takes care of the property?

The property managers will conduct routine checks to ensure everything is in order.

What happens if a tenant locks himself out?

The property manager will have “landlord copies” of the keys for the property.

What type of properties do you manage?
